Since January, I've been shortlisting flats in Pune. Everyone glorifies new projects, but nobody talks about the actual deal value. I just moved into my Prakash Associates 2BHK in Fatima Nagar. Honestly, I'm regretting not focusing more on secondary market deals for investment. Builder ke saath negotiation limited hoti hai, but resale mein you can really squeeze prices. Plus, construction-linked payment plans are a trap. Ready possession ka flat, clear title, kam hidden costs – that's real ROI. Change my mind.

Totally agree with your point, bhai! Builders ki marketing itni strong hoti hai ki naye projects hi dikhte hain. Resale mein actual value milti hai. I almost fell for a pre-launch scheme in Wagholi, but then a friend showed me a 10-year-old flat in a prime location near my office for almost the same price. Ab soch raha hoon, kitna time waste kiya new projects ke peeche.
