Pune investors: Snag list impact on ROI?
Been looking for investment properties for months now, and Majestique Mrugavarsha Phase III seemed decent on paper. But after a recent site visit, the snag list is huge. I'm worried about long-term maintenance costs and resale value if construction quality is this poor even before possession. Cracks, uneven flooring, misaligned fittings... is this normal? Are these things fixed properly later, or do builders just patch them up? Does a long snag list really affect future appreciation? Any experienced investors here who faced similar issues and still saw good ROI?

I agree with the concerns raised here. My cousin bought in Amanora Park Town, different builder, but initial snags were huge. They got fixed eventually, but it took ages and a lot of follow-ups. Resale value wasn't affected much because the location was prime, but maintenance costs were higher initially. So location and builder's post-possession service really matter.
Dekho bhai, snag list toh common hai, but extent matters. Majestique Mrugavarsha Phase III ka RERA number P52100033173 hai, aur possession deadline 2026-12-01. Agar abhi se itne issues hain, toh 2026 tak kya haal hoga? Pune mein property prices already plateau ho rahe hain kuch areas mein, especially new projects ke liye. Builders often cut corners to meet deadlines. Careful raho, your investment might not give the expected returns.
Sach mein, itna bada snag list? Main bhi dekh raha tha Majestique Mrugavarsha. RERA complaint file kar sakte hain kya is stage pe? Ya builder se kaise negotiate karein ki yeh sab fix ho?
Exactly! I'd even suggest getting a third-party inspection done if the snags are severe. That report can be strong evidence.
U8 is right. RERA is an option, but it's a long process. Best to push the builder now while they still need your payment. Once you take possession, unko koi farak nahi padta.
U3, yes, RERA complaint file kar sakte ho agar builder quality standards maintain nahi kar raha. But pehle builder se formal communication karo, email pe saari issues list karo. Unko time do fix karne ka. Negotiation ke liye, you can ask for a discount on final payment or a commitment letter for repairs. Document everything!
Yaar, Majestique ka toh naam hi kharab hai. Mere friend ne Akurdi mein unka ek project liya tha, same issues. Possession bhi delay hua tha. ROI toh bhool hi jao. I'd be very careful with this builder.

Haan, yeh toh India mein common hai. Builders bas jaldi handover karna chahte hain. But Majestique ka track record thoda shaky hai. Have you checked their previous projects' reviews? Sometimes a long snag list means corner-cutting, which definitely affects long-term value and structural integrity.
Totally agree, U1. My brother had a similar experience with another project near Sinhagad Road. Builder promised everything, delivered nothing. Snags were never fixed properly, just temporary patches. It's a huge headache.
