Gokhale Tejalkunj No 2 mein maintenance charges kaafi high lag rahe hain yaar. From my experience, builders quote one amount, but service quality is often pathetic. I've seen this pattern before; it just eats into potential rental yield. It's not just the EMI, these hidden maintenance costs directly affect investor ROI. Kya fayda itne amenities ka if upkeep is so bad? My current tenant is already complaining about common area lights and lift issues. We're paying ₹4.5/sqft, but service is nowhere near that value. Is this common across Pune projects now? Builders promise the world, but post-possession, it's a different story. Any tips on how to push the RWA for better service or negotiate these charges? Ya phir just accept it?

Totally agree! ₹4.5/sqft for maintenance is insane, especially if service is bad. We faced similar issues in our society near Akurdi. Builders ka toh yahi game hai, pehle lure karte hain phir service ke naam pe zero.
Exactly! Akurdi mein bhi same haal hai. They promise clubhouses and swimming pools, but then maintain hi nahi karte. Rental income kaafi affect hota hai isse.
