My lease ends in 6 months and we really need a 3BHK for the kids now. Pune mein property dekh rahe hain. Honestly, under-construction projects mein invest karna kitna safe hai after all the RERA issues? My wife is worried about delays. We're looking at Baner-Balewadi or NIBM Road. Godrej Properties ya Kolte-Patil ke projects mein ready-to-move options mil rahe hain, but they are quite expensive, like ₹1.8Cr for a 3BHK. Is it worth paying the premium for RTM, ya UC mein achhi deals mil sakti hain if we are careful? Any recent experiences with these builders?

Yaar, this is exactly my situation! I'm also eyeing Baner-Balewadi. That ₹1.8 Cr for RTM is just too much, but the thought of UC delays gives me nightmares. Ek friend ka project 2 saal late ho gaya, family ne itna struggle kiya. Kya karein, samajh nahi aa raha. Godrej ya Kolte-Patil toh bade names hain, but even then, RERA ke baad bhi delays sunne ko milte hain. Any specific projects in these areas to be super careful about?
