I bought a 2BHK in Akurdi two years ago, and my experience says *always* negotiate on the all-in cost. Builders break it down to make it look cheaper. I told my builder, 'My budget is X, what can you give me for that, everything included?' They initially resisted, but when they saw I was serious and ready to walk away, they adjusted the base price slightly and gave a waiver on some miscellaneous charges. Don't be afraid to walk away if they don't budge. It shows you're not desperate.
Exactly, U5. The Pune market is a bit slow right now, especially for projects without immediate possession. Builders have inventory pressure. This is your leverage

For Ganesh Nagar, ₹85 lakh for a 2BHK is on the higher side. Even if it's a good project, you should be looking at ₹70-75 lakh max, all-inclusive, for a decent size. What's the carpet area they are offering? Price per sqft kitna aa raha hai?
Bhai, Mohar Group aur fixed price? Impossible! ₹85 lakh for 2BHK in Ganesh Nagar sounds steep. Builders always say fixed, but there's always a margin. PLC aur parking toh pakka hidden costs hain. Inhe all-in cost pe hi pakdo.
Sahi baat hai. But Mohar Group ka track record kaisa hai? Possession date kya de rahe hain? RERA status check kiya kya?
Totally agree, U1! Mera bhi same experience tha with another builder near Ambegaon Budruk. Unhone bhi pehle fixed bola, baad mein discount diya when I pushed for all-in.
