Since January I've been shortlisting flats in Pune, especially around Gultekdi. Abhinav Rainbow Developers ka ek 2BHK project pasand aaya hai, quoted around ₹78L. My main confusion is about negotiation. Pune mein builders se kitna discount expect kar sakte hain? Log bolte hain 5-10% possible hai, but I'm not sure. Also, yeh all-in cost ka calculation samajh nahi aa raha. Property price ke upar stamp duty, registration, parking, PLC, interiors ka kitna extra lag jaata hai? Don't want any hidden charges to surprise me later. First-time buyer hoon, so thoda nervous hun. Any tips on negotiation tactics ya hidden costs avoid karne ke liye?

Gultekdi is a good location, demand rehti hai because of its connectivity. But current market thoda slow hai with rising interest rates, so maybe you can push for 3-4%. 5% is ambitious unless it's a ready possession and they need to clear inventory urgently.
Hidden charges ka toh khel hi alag hai. Property price ke upar GST, stamp duty, registration, legal fees, then corpus fund, maintenance advance, electricity meter charges... list lambi hai. Koi exact breakup bata sakta hai kya Gultekdi area mein kitna total extra lag jaata hai? Main toh 20% extra pakad ke chal raha hoon.
Gultekdi mein specifically, if it's a premium project, PLC (Preferred Location Charges) can be significant, especially for higher floors or corner units. Also, check if they are charging for 'utility area' or 'dry balcony' separately from the carpet area. Many builders add these on top of carpet area rates, which inflates the per sqft cost effectively. It's a common trick, so ensure your agreement clearly mentions only carpet area for pricing.
20% is a good buffer, but sometimes it can go even higher if you opt for builder-fitted interiors or if the project has a lot of 'premium' amenities. Always ask for a detailed cost sheet *before* booking, and get it in writing.

5-10% negotiation toh mushkil hai bhai. Maine Ambegaon Budruk mein dekha tha, mushkil se 2% diya builder ne. Woh bhi after a lot of haggling and showing them quotes from competing projects. Gultekdi mein toh demand aur zyada hogi.

Clear checklist is a dream for first-time buyers! Har builder ka apna system hota hai. You have to ask for a detailed cost sheet, line by line. Don't sign anything till you understand every single charge.
Bhai Akurdi mein bhi same haal hai, they quote one price and then add so many things. Checklist toh koi deta nahi, khud hi research karna padta hai.

All-in cost ka simple rule hai: listed price ka minimum 15-20% extra pakad ke chalo. Stamp duty (around 6-7% for men in Pune, slightly less for women), registration (1%), legal fees (0.5-1%), GST (1% for affordable, 5% for others on construction value), then parking, amenities, corpus fund. Don't forget interiors, that's another big chunk. Mera Anand Nagar mein 18% extra gaya tha on top of the base price.
Negotiation depends a lot on the builder and project stage. Ready possession mein kam milta hai. Under-construction mein thoda scope hota hai. Around 3-5% is more realistic for good projects, not 10% as you mentioned, unless the project is really struggling to sell.
