Pune Metro effect on property prices, is it already priced in?

Visited some Kolte-Patil and Godrej projects near Hinjewadi and Baner last weekend. Builders are really pushing the Pune Metro and Ring Road impact. I know their sales spiel, but for my own investment, I'm genuinely confused. Is this infra development already priced in, ya abhi bhi scope hai for appreciation? Should I wait for the Metro lines to be fully operational or buy now? Kya yeh market-timing sahi hai for areas like Hinjewadi with all the upcoming infra projects? What's your take?
