Possession was in March for my 2BHK in Atul Nagar, so I've been living here for a few months now. Ek cheez jo koi nahi batata, woh hai small infra changes ka immediate impact. The new Metro line extension near Kothrud, even before full operation, has already started changing commute for my friends in Baner. Mujhe lagta hai, properties near these metro corridors, like Pimple Saudagar or Wagholi, are seeing faster appreciation for those ₹70-80L 2BHKs. Kya ye abhi bhi good investment window hai for areas adjacent to the upcoming Ring Road, jaise NIBM Road ke aage? Tumhara ground-level experience kya hai?

Totally agree with you, bhai! The Metro vibe is real. I live near Chandni Chowk and the traffic situation has already started improving slightly, even with just partial operations. My brother, who travels from Kothrud to Hinjewadi, says his cab drivers are already taking new routes anticipating the full line. It's not just about direct connectivity, but the ripple effect on surrounding areas is visible. My colleague is seeing better rental yields for his 1BHK in Warje, which is also benefiting from improved access.
