Hinjewadi's real estate game has gotten tricky for investors. From my experience, negotiating much off the listed price, even with builders like Capstone Landmarks or Kolte-Patil, is tough these days. For a 2BHK around ₹90L, are people actually getting more than 2-3% off? Also, those pre-launch 'discounts' for projects in Baner often get eaten up by hidden charges at possession, like extra PLC or utility connection fees. Feels like the total cost always creeps up. Anyone else seeing this pattern?
