Hidden charges? Bhai, the list is endless! Maintenance deposit (usually 1-2 years in advance), society formation charges, property tax for a year in advance, electricity meter charges, legal fees for agreement, stamp duty, registration, GST on under-construction, corpus fund, development charges. Budget at least 10-12% extra on top of the base price. My 2BHK in Amanora Park Town cost me almost 15% extra by the time I got possession.
Sahi kaha, stamp duty and registration alone take a big chunk, especially for properties over ₹50L. And the GST on under-construction is a killer. Builders never mention these in the initial 'all-inclusive' price. It's a proper trap!

Negotiation depends a lot on demand and the builder's liquidity. If it's a fast-selling project by a well-known developer, no chance. But if inventory is high, especially for ready-to-move projects that have been stuck for a while, you might get a bit off. Current market conditions in Pune are a bit cautious, so some builders are offering 'schemes' like no EMI for 1 year or free modular kitchen, rather than direct price cuts. Look for these indirect benefits.
MJ Group ka track record utna accha nahi hai, bro. Quality issues aur possession delays suni hain, especially for their projects a couple of years back. And ₹78L for Kiwale is on the higher side, unless it's a super premium offering with all amenities and great connectivity. Try checking per sqft rate for similar projects around that area. Don't just look at the total price.
For Kiwale, a reasonable rate for a decent project should be around ₹6000-6500 per sqft. Anything above ₹7000 needs serious justification like exceptional amenities or proximity to a specific landmark. ₹78L for a 2BHK sounds like it's pushing ₹8000+ per sqft if it's a typical 900-1000 sqft carpet area.
What per sqft rate do you think is reasonable for Kiwale right now? I'm looking there too, but prices are all over the place.
Haan, MJ Group ka naam sunke darr lagta hai. My friend had major issues with possession delay in their Sinhagad Road project. He had to wait an extra 1.5 years and the builder didn't even pay compensation.
Honestly, negotiation in Pune is mostly a myth. Builders have fixed rates and barely budge. Especially if it's a popular project, they won't even entertain the thought. Maybe ₹1-2 lakh max if you're lucky, but not on ₹78L.
But I heard some people got decent discounts during festive offers, especially if they are buying in bulk or through specific channels. Maybe timing is key? Or if the project has unsold inventory, they might be more flexible.
