Hinjewadi mein property dekh raha hoon, fed up of renting yaar. Uday Constructions ka ek project ka pre-launch offer mila. They're saying it's a great deal, but honestly not sure if it's actually a discount ya bas hype hai. Builder se direct baat ki, par lagta hai hidden charges bahut honge. Possession ke time pe aur kitna paisa dena padega? Like PLC, parking, yeh sab baad mein add hota hai kya? Koi batao construction-linked payment plan smart hai ya down payment better? My budget is around ₹80L for a 2BHK. Anyone faced similar issues ya is pre-launch worth it?

PLC (Preferential Location Charges) aur parking charges toh almost har project mein baad mein add hote hain, unless specifically mentioned in the initial agreement with RERA-approved breakup. Meri to life ki sabse badi galti thi CLP (Construction Linked Payment Plan) lena. Maine Sinhagad Road pe ek project book kiya tha, socha tha easy hoga. But builder ne construction itna slow kar diya ki mera EMI aur rent dono ka burden bahut badh gaya. Agar down payment karke loan leta toh at least interest save hota. Ab sochta hoon kaash pura down payment kar deta ya ready-to-move leta. Nervous buyers ko toh CLP se door hi rehna chahiye, unless builder bahut reputed ho aur project almost done ho.

Uday Construction ka track record kaisa hai actually? Koi actual numbers bata sakta hai ki kitna extra lagta hai on average for PLC, parking, etc., especially in Hinjewadi? Kya yeh log RERA mein saare charges declare karte hain ya afterwards surprise dete hain?
