Pune project amenities are just marketing fluff, right?
₹1.5 Cr for a 3BHK at Kolte Patil 24k Sereno Building F, I moved in just 3 months ago. Yaar, already small cracks dikh rahe hain near windows and kuch seepage bhi hai bathroom mein. This makes me worry about construction quality long-term. As an investor, will this hit my resale value badly? Maintenance costs toh badhenge hi na. And the clubhouse, gym, swimming pool – promised so much, but hardly anyone uses them daily. Are these amenities just for selling flats, or do they actually attract good tenants and justify the premium pricing? Anyone else faced such issues with Kolte Patil or other Pune builders?

The amenities part is so true. Everyone shows off the fancy gym and pool, but who has the time to use them daily? Especially if you're working a 9-to-5. It's just a way to inflate the price. I'd rather have a slightly smaller flat with solid construction and good ventilation than a huge clubhouse that adds to maintenance costs every month. Pune's market is already so competitive, and these premiums for unused amenities are just ridiculous.
Honestly, 24k Sereno Building F has a possession date of 2029-12-01 as per RERA P52100053702. So, how could anyone have moved in 3 months ago? This whole post makes me wonder if the original poster is confused about the project name or building. But if the issues are real in *some* Kolte Patil project, then it's still a red flag for their overall brand quality. The price range for Building F is ₹2.0 Cr – ₹11.3 Cr, so ₹1.5 Cr seems off too. Maybe they bought a resale from an older phase?
This is a serious concern. I'm a first-time buyer too, and hearing about cracks in 3 months is terrifying. I'm looking at properties in the ₹2 Cr range in Amanora Park Town, and even there, some projects have mixed reviews. Are these issues specific to Kolte Patil or a general Pune builder problem? How do we even check construction quality before buying? Any tips?
Exactly what U15 said. My uncle got an inspector for his flat near Ambegaon Budruk, and they found so many snags. The builder had to fix everything before he took possession. It costs a bit, but saves you lakhs in future repairs. Don't skip this step, especially for high-value purchases.
Not just KP, it's a common issue with many builders trying to finish projects fast. You need to hire an independent inspector during possession. Don't rely on the builder's quality checks. Also, check online forums for reviews of their *past* projects, not just current marketing.
Totally agree with the original post. These builders sell dreams, not homes. I went to see a project in Akurdi, they showed me a beautiful clubhouse and landscaped gardens. But when I asked about the actual flat finish, the sales guy just brushed it off. It's all about the 'lifestyle' they market. My friend booked in another project, and the swimming pool was never completed, just an empty pit for years. Such a scam!
Yaar, this is exactly what I'm worried about! ₹1.5 Cr is a huge amount for a first home. Cracks and seepage in just 3 months? That's really bad, especially from a big name like Kolte Patil. My agent was pushing 24k Sereno in Ambegaon, saying it's prime location, but now I'm having second thoughts. Resale value is a big concern for me too, as I might need to upgrade in 7-8 years. What about the RERA number, P52100053702, doesn't that guarantee some quality?
Exactly! My parents keep telling me about how new constructions are always a gamble. Amenities sound good on paper, but if the basic structure is weak, what's the point of a fancy pool? This is making me reconsider my budget, maybe I should look at slightly older, well-maintained societies instead of new launches.
Bhai, RERA is for regulating, not guaranteeing perfect quality. Builders still cut corners. And ₹1.5 Cr for 3BHK at 24k Sereno sounds low for the current market, the range starts at ₹2 Cr now. Are you sure it's Building F? Because possession for that is 2029-12-01. How could you have moved in 3 months ago?
