Are we just paying for fancy brochures or actual usable amenities in Pune projects? Everyone glorifies the 'lifestyle' at places like Purva Emerald Bay, but nobody talks about the actual daily reality. My wife's priority is a safe, usable space for our kids, especially with school admissions coming up. We need a 3BHK, but I'm seeing clubhouses that are ghost towns and 'green areas' that are mostly concrete with a few sad plants. And the security systems? Often just CCTVs that don't even work properly. Maintenance charges are sky-high for what feels like minimal actual service. Are these builders just ticking boxes, or do any of these facilities genuinely add to daily life? Change my mind if I'm wrong.

While I get the skepticism, sometimes these amenities DO make a difference. For kids, a proper play area or a community hall for events can be great. But I agree, it needs to be well-maintained and actually usable. Is there any way to verify the quality or usage of amenities before buying? Like, can we ask for proof of maintenance contracts or something? Or does RERA protect us against unfulfilled amenity promises?

RERA is good, but it's not a magic wand. My brother had issues with his builder in Anand Nagar, even with RERA. The builder delayed the project for years and then delivered some amenities incomplete. The legal battle is still ongoing. So, while it's a safety net, due diligence on the builder's track record is even more crucial.
RERA definitely helps to a certain extent. If amenities promised in the brochure or agreement are not delivered, you can file a complaint. It's a long process, but it's a legal recourse you have.

When I see projects like Purva Emerald Bay with such a wide price range (₹58 L – ₹2.1 Cr) and then hear about these amenity issues, it makes me so nervous. Why pay for a swimming pool that's always closed or a 'gym' with three broken machines? I'd rather have a slightly smaller flat and lower maintenance if it means real value.
My experience with a 'premium' project near Amanora Park Town was similar. They promised a crèche and a dedicated play area for kids, which was a huge selling point for us. Two years after possession, the crèche is still a dusty empty room, and the 'play area' is just a swing set in a corner. My kids hardly use it. Mere friend ne Akurdi mein ek project liya tha, similar situation. Possession date extend ho gayi 6 months. So, yes, be prepared for delays. Builders often give optimistic dates to attract buyers.

Totally agree with the OP! Har brochure mein world-class amenities dikhate hain, but ground reality kuch aur hi hoti hai. My biggest worry is maintenance charges. Once you move in, woh itne badha dete hain ki samajh hi nahi aata kya karein. And for what? A gym that's always crowded or a pool that's rarely clean? Purva Emerald Bay looks good on paper, but I've heard similar stories about other projects in Ambegaon Budruk too.
