₹1.2 Cr for a 3BHK in Prakash The Hallmark Wings D E F, but the green spaces? Matlab, brochure mein toh gardens dikhte hain, but actual mein itna cramped lagta hai. Builders bas tick-box kar rahe hain ya real open space bhi dete hain? Does this affect long-term resale value, ya sirf amenities matter karte hain? Change my mind.

Yaar, mera experience toh bahut kharab raha hai green spaces ko leke. I bought a 2BHK near Ambegaon Budruk a few years back, builder ne bhi bade bade gardens ka promise kiya tha. Aaj ki date mein, it's just a dusty patch with some overgrown weeds. Maintenance cost ke naam pe bhi loot te hain. Don'
I was looking at this project too. RERA number PM1261012500286 dikha raha hai, and possession is 2029-12-01. That's a long wait! But my main concern is, will these 'green spaces' even be maintained properly by then? Ya fir bas concrete jungle ban jayega? Has anyone here invested in an 'upcoming' project with a similar promise? What was your experience like with the actual delivery?

I had a similar experience with an 'upcoming' project in Akurdi. They promised a huge central park. Fast forward to possession, it was a glorified lawn. My advice: check the builder's past projects, not just their current brochures. Ask existing residents. Green spaces are important for mental well-being, but builders often prioritize maximum sellable area. Current Pune market mein, buyers are desperate, so builders get away with it.
2029-12-01 possession date is indeed far off. By then, market conditions can change drastically. Regarding maintenance, most societies struggle unless the RWA is super active. Builders usually wash their hands off after handover.
Totally agree! Green space is a huge selling point but often just a marketing gimmick. Builders know we fall for it.

Exactly! My friend booked in a project near Sinhagad Road, same story. Brochure mein resort feel, actual mein parking lot ke side mein 2 ped. It's a common tactic.
