₹1.2 Cr budget for a 2BHK in Pune, Purva Emerald Bay dekh raha tha. I'm based in Dubai, so site visits mushkil hain. My big worry is the practical side for tenants and resale value. Parking allocation ka kya scene hai? Is it reserved, ya lottery-based nightmare after possession? Also, water supply reliability. Pune mein tanker dependency kitni common hai for these new projects? Don't want tenants complaining about basic amenities. Maintenance costs bhi high hote hain, but if services like parking and water aren't smooth, ROI pe asar padega. Any experiences with these details at Purva Emerald Bay ya similar projects? Need ground truth before I finalise anything. Should I ask for specific clauses in the agreement for these things?

Bhai, aapki concerns legit hain. Pune mein new projects mein water supply ka issue common ho gaya hai, especially far-off areas mein. My friend bought in Akurdi and still relies on tankers sometimes. Parking toh hamesha lottery hi lagti hai developers ke liye. ₹1.2 Cr is a big investment, so definitely push for clarity on these.
Sahi kaha, Akurdi mein bahut logon ko tanker issues hain. Mere neighbour bhi pareshan hain.
