Visited NBC Shrirang Park last weekend. Brochure mein kids' amenities bahut impressive thi, but site par thoda different laga. They promised a huge play area, par jo ban raha hai woh kaafi chhota hai. My wife's priority is safe space for kids, not just a ticked-off box. Need a proper 3BHK. Maintenance charges ka bhi doubt hai. Brochure mein toh sab dikhate hain, but actual service quality kaisi hoti hai post-possession? Koi Pune projects ka experience share kar sakta hai? Aksar, big promises delivery par cut short ho jaate hain. Has anyone else faced this amenities-vs-reality gap? Trying to find a genuine home.

It's a tough market for first-time buyers in Pune right now. Prices are steadily rising, especially in prime areas, so budget-conscious buyers are already stretched. Builders know this and sometimes cut corners on amenities or deliver them in a scaled-down version. My advice would be to visit the builder's already completed projects if possible, and talk to residents there about their experience with amenities and maintenance. Don't just rely on the brochure. Also, the 2028 possession for NBC Shrirang Park means a long wait, aur interest rates ka bhi uncertainty rehta hai. Be very cautious and read all documents carefully, especially the RERA details.

Possession date 2028-06-01 hai. Kafi time hai abhi, which also makes me a bit wary. Itna lamba wait, aur phir amenities bhi compromise hon toh kya faayda?

My experience with a builder in Ambegaon Budruk was even worse. They promised a multi-purpose court for badminton and basketball, but after possession, it turned out to be just a small patch of concrete, barely enough for half-court badminton. Our kids were so disappointed. Builders make these grand promises to sell, and once you've paid, they just don't care. It's a huge financial and emotional investment, and then you feel cheated. Ab toh koi bhi brochure pe bharosa nahi hota.

U4, maintenance charges depend karta hai amenities pe. But for a 3BHK in a decent project in Pune, expect anywhere from ₹3500 to ₹6000 per month. Mera friend Sinhagad Road pe rehta hai, unke building mein initially ₹4000 tha, ab 2 saal mein ₹5500 ho gaya hai because of increasing electricity and security costs. Builder initially kam dikhate hain, baad mein society hand over hone ke baad badh jaate hain. Check the builder's past projects ka track record for this.
Bhai, totally relate! Ye amenities-vs-reality gap is so frustrating. Hum bhi ek project dekh rahe the Akurdi mein, brochure mein resort-like swimming pool dikhaya tha, but site visit pe pata chala itna sa hai ki do log bhi comfortably swim nahi kar sakte. Kids' amenities ki quality par aur kis project mein compromise dekha hai? My biggest worry is getting stuck with something that looks good on paper but fails in daily use. NBC Shrirang Park ka price range bhi high hai for what they seem to be delivering.

Sahi keh rahe ho U1! NBC Shrirang Park mein toh same issue hai, brochure mein kids' pool bhi dikhta hai, reality mein bas ek splash pad jaisa hai. Meri wife bhi bahut concerned hai because of the price point (₹1.4 Cr – ₹2.6 Cr). Itna paisa deke bhi compromise karna padega kya?
