Pune property delays and hidden costs: What's up?

Getting really fed up with these project delays, especially with a growing family. We booked a 3BHK with Kolte-Patil in Baner almost 3 years ago, promised possession by early next year, but now it looks like another 6-8 months minimum. My wife's priority is getting the kids into a good school nearby, and this delay is messing everything up. It's not just Kolte-Patil, I've heard similar stories about Godrej Properties and even Kumar Properties in other areas like Hinjewadi. Are these delays just the norm now in Pune? Honestly not sure if I should trust any builder's timeline anymore. Also, heard about hidden charges popping up at possession from some friends. Like extra PLC or maintenance deposits they don't tell you upfront. Is this common practice now? Should I be mentally preparing for more financial surprises beyond the EMI and registry? What was your experience?
