My 2BHK in Hinjewadi bought at ₹78L is now valued over ₹1.1 Cr in 4 years. Data shows Pune market is robust, but honestly, is it peaking? For a long-term hold (10+ years), are sectors like Baner-Balewadi or NIBM Road still viable for 3BHK investments? Or is the appreciation cycle slowing down?

Yaar, I wish I had bought back then. Ab Baner-Balewadi ya NIBM Road mein 3BHK dekh raha hu, but prices seem super high. Kya ab bhi long-term ke liye worth it hai, ya yeh peak hai? Meri budget 1.2-1.4 Cr hai, ismein kuch milega kya decent, ya aur wait karna chahiye? Bohut confusion hai.
U6 is right. NIBM Road pe prices bhi kaafi badh gaye hain, especially post-pandemic. My cousin bought a 3BHK near Cloud 9 in 2021 for 1.1 Cr, now it's easily 1.35-1.4 Cr. Long term toh theek hai, but immediate jumps shayad na mile. Plus, traffic bhi badh gaya hai udhar.
U5, 1.2-1.4 Cr mein Baner-Balewadi mein achha 3BHK milna mushkil hai unless it's an old building ya thoda interior mein ho. NIBM Road side check kar sakte ho, wahan thoda better options mil sakte hain, especially near Ambegaon Budruk. But be ready to compromise on size or amenities.
Hinjewadi mein itna appreciation? Sahi mein? Lagta hai humne late kar diya. Par real mein possession mila kya time pe? Builders ka toh bharosa nahi hota, paper pe value kuch aur, reality kuch aur.
Same story Akurdi mein bhi chal rahi hai. Builders bas dates pe dates dete rehte hain.
U2, sahi keh rahe ho. Mera friend ne bhi Hinjewadi mein liya tha, builder ne 2 saal late kar diya. Penalty bhi kuch khaas nahi mili, bas naam ke liye. Bas wait hi karte rahe. Kya matlab agar paper pe value badh jaaye par ghar hi na mile? Uska toh budget pura hil gaya tha because of rent.
