Pune property: Legal due diligence is a bigger headache than finding a good deal
₹90 lakh for a 2BHK in Baner, that’s my budget, but the legal checks are giving me jitters. I'm based in Dubai, so can't do site visits easily. Everyone talks about Pune's appreciation and Hinjewadi's IT growth, but nobody talks about how many builders actually have clear land titles. Swayambhu Properties ke liye I'm looking at Venkatesh Skylife, but how do I verify their actual RERA compliance without being there? Matlab, is the RERA portal reliable for checking encumbrance certificates and all? I hear many properties have issues even after RERA registration. What are the *real* steps for title verification when you're not physically present? Should I just trust a lawyer with power of attorney? Honestly, I feel like RERA is more on paper sometimes, especially with smaller builders. Change my mind.
