Pune property: My broker choice dilemma
Under-construction risk is completely overblown in my opinion. I just moved into my 2BHK in Chinchwad last month, possession was in March, and things went pretty smoothly with Sankla Buildcoon. But man, the whole process of figuring out the *real* final price was a nightmare. I kept wondering if going through a broker was actually better than direct with the builder. They promise spot discounts but then you find the base price is inflated anyway, right? Or they push for certain projects. My 2BHK was around ₹78L, but after stamp duty, registration, and some weird ‘documentation charges’ that popped up last minute, it felt like a whole new ball game. Did anyone else feel this way about broker vs direct deals in Pune? How much did you actually save going direct? And what were your biggest surprise costs near possession?

₹78L for a 2BHK in Chinchwad sounds about right for a new project. But these hidden charges are a pain. Sankla Buildcoon ka reputation kaisa hai generally?
Under-construction risk overblown? Bhai, not in this market. Property rates are already high, and with construction costs going up, many builders are struggling. I know of at least two projects in Pune that are severely delayed, and buyers are stuck. Ready-to-move might be slightly more expensive, but at least you know what you're getting and when.
My cousin booked a flat in Wagholi and it's been delayed by 1.5 years already. Builder ne bas dates extend kiye jaa raha hai. Uska EMI bhi chal raha hai aur rent bhi. Double pressure.
Exactly! Current market conditions are very tricky. Better safe than sorry.
The 'documentation charges' and other last-minute costs are a complete scam! I booked a flat in Ambegaon last year and near possession, they suddenly added 'amenity usage charges' and 'maintenance advance' for 2 years, which was never mentioned clearly. My 2BHK was supposed to be ₹65L, but with all these hidden costs, it crossed ₹70L. Builder ne toh flat de diya, but yeh sab extra paisa dekh ke dimaag kharab ho gaya. We need more transparency in this market.
Next time, ask for a detailed cost sheet with *all* possible charges upfront, and get it in writing. Read the agreement thoroughly. Most of these 'surprise costs' are usually buried deep in the fine print.
Konsa builder tha aapka Ambegaon mein? Aise hidden costs sunke darr lagta hai.
Totally agree! My builder also added 'legal charges' and 'electricity meter charges' at the last minute. It's like they wait till you're desperate to move in and then hit you with these. It's so frustrating for budget-conscious people like us.
Your experience with the final price calculation is exactly my fear! I'm planning to buy a 1BHK in Anand Nagar and everyone is pushing me towards brokers saying they get better deals. But then I hear about these inflated base prices. So, how much did you *actually* save going direct, if at all? I'm so confused if it's worth the hassle.
Broker ne kitna commission charge kiya aapka, U9? Is it fixed or negotiable?
Mujhe lagta hai broker ki value hoti hai, especially for first-time buyers. They know the market, they can negotiate on some charges like floor rise or parking. Plus, all the documentation work, loan assistance, they handle it. My broker got me a ₹50k spot discount on my 2BHK in Amanora Park Town, which was more than his commission. It's about finding a good, trustworthy broker.
Honestly, direct deal mein kuch khaas saving nahi hoti unless builder ka koi specific scheme chal raha ho. I tried going direct for a project near Sinhagad Road, but the builder gave the same price as the broker. Broker ki service charges bach jaati hai bas, which is like 1-2% of the property value.
Yaar, I totally get what you mean about the under-construction risk. My friends keep scaring me with stories of delays, but your experience with Sankla Buildcoon in Chinchwad gives me some hope. I'm looking at a project in Akurdi, and I'm so confused if I should wait for ready possession or go for something under-construction to save a bit. The hidden charges near possession though, that's what freaks me out the most!
Hope is good, but don't ignore the risks completely. Sankla Buildcoon ka track record theek hai, but not all builders are the same. A friend of mine in Ambegaon Budruk faced a 2-year delay and had to pay extra for rent. Builder ne force majeure clause laga diya tha.
Same pinch! My parents are dead against under-construction. But ready-to-move projects are so expensive, especially in good areas. I'm torn.
