Honestly, I thought buying a flat in Pune would be simpler, but it's a jungle out there. I'm looking at a 2BHK, maybe around Amanora Park Town or even Baner, and the pricing is just... confusing. My budget is around ₹90L, but the quoted prices for a decent 2BHK are often higher. So, first thing, does price negotiation actually work with builders like Arun Sheth Properties? People say you can knock off 2-3%, but I wonder if there's more room, especially if it's a ready-to-move unit. What's the realistic percentage one can expect? Also, pre-launch offers ka kya scene hai? Is early-bird really a discount, ya bas marketing hype? Not sure if it's worth the risk of delays for a few lakhs. Any experiences?

Yaar, exactly my thoughts! I'm also eyeing a 2BHK near Amanora, budget same ₹90L, and builders are just not budging. Arun Sheth Properties ka toh mujhe bhi doubt hai ki negotiation karte bhi hain ya nahi. Lagta hai sab marketing tactic hai, asli deal kuch nahi milti.
Totally agree with you! Maine bhi Arun Sheth ke ek project mein try kiya tha negotiation, they didn't even budge 1%. Woh bolte hain ki 'fixed price'
