Pune property search: Super area trap?
Did a site visit to Dolphin Buildcon in Dhanori last weekend and honestly, I'm feeling a bit blindsided. They quoted a 1000 sqft 2BHK, which sounded great for the price. But then the sales rep started explaining super area vs carpet area, and the actual usable space is barely 700 sqft. I had no idea the difference could be so huge! My parents keep saying read the fine print, but yaar, this feels like a major trap I almost fell into. Is this super area thing normal for Pune projects, especially for first-time buyers? It feels super misleading. How do you even compare properties fairly when one builder quotes super area and another carpet? Should I have asked this specifically during the site visit? What's a reasonable difference percentage-wise? Any advice on spotting this early?

Bhai, you're not alone! This super area vs carpet area thing is the biggest headache for first-time buyers in Pune. Almost every project does this. I remember feeling the exact same way when I saw a flat in Wakad; the numbers just didn't add up to what I expected. It's a standard builder trick to make the per square foot rate look lower.
