Honestly, I'm finding it tough to pinpoint the right time to enter the Pune market now. I've been tracking Pune real estate closely. Infra push is massive here – Metro, Ring Road, Purandar Airport sab kuch on track lag raha hai. My past investments did well with such catalysts. But current interest rates are making EMIs really pinch. Is this the right time to buy, ya should I wait for rates to cool down? My budget is around ₹1.2 Cr for a 2BHK, looking at Hinjewadi or Baner-Balewadi for end-use and future appreciation. Data shows good capital appreciation in Pune, but ROI projections feel tricky with these higher EMIs. Will infra projects push prices enough to offset the interest burden? Kya lagta hai, market ne peak kar liya hai ya aur growth baki hai?
