posted on 12 MayPune property: True all-in cost and negotiation reality check?
Been renting in Pune for almost 5 years now, and honestly, I'm just fed up. My landlord raised rent again, so finally taking the plunge to buy. Looking at a 2BHK in Talegaon Dabhade, specifically a project by Shrinivas Developers Pune. The quoted price is one thing, but I'm trying to figure out the actual all-in cost. How much extra should I really factor in for stamp duty, registration, PLC, parking, and even interiors? It feels like builders always have these hidden extras. Also, does negotiation actually work on the base price in Pune? If so, how much can you realistically knock off? Or is it more about getting freebies? Any experiences or advice would be super helpful from folks who've bought recently.

Shrinivas Developers? Bhai, unka track record check kar lena pehle. I heard mixed reviews about their possession timelines, especially for projects outside the main city. Tal
Totally feel you! Rent hikes are insane. I'm also eyeing Pune for my first home, maybe around Akurdi. The 'all-in cost' thing is a huge headache. Builders give you one figure, and then suddenly there are 10 more charges. I'm dreading the hidden costs more than anything else. Is Talegaon Dabhade a good option for first-time buyers with a budget constraint?
Haan bhai, Talegaon is good if you're okay with the distance. But make sure the project has good amenities, sometimes budget areas compromise on that.
Talegaon Dabhade is definitely budget-friendly compared to central Pune or even Pimpri-Chinchwad. But you need to weigh the pros and cons. If your work is in Hinjewadi, it's great, but for places like Hadapsar or even Kothrud, the commute is a killer. Infrastructure is improving, but still catching up. For a first-time buyer, if budget is primary and work location aligns, it's okay. But don't expect rapid appreciation like some other areas. It's more for end-use.
