Last year I saw Capstone Landmarks' Hinjewadi project. I know builder payment traps. Under-construction risk vs RTM's high price? Pune mein kya sahi hai abhi? Experiences please.

Is the Pune market still favouring under-construction or has RTM become the new norm considering all these issues?
My personal experience with under-construction was horrible. Booked a flat near Akurdi almost 4 years ago, still waiting for possession. Builder ne 3 baar revised dates di hain. Ab toh lagta hai bas ek khaal haddi reh gayi hai, saara paisa bhi gaya aur time bhi. I wish I had waited for RTM, even if it meant a smaller flat.
While delays are real, I think it depends on the builder. I booked an under-construction flat in Sinhagad Road two years back, and it's on track, should get possession next year. The price difference was substantial, almost 25-30% compared to RTM. You just need to research the builder's past projects thoroughly and check their RERA compliance history. It's a risk, but it can pay off if done right.
Which builder was this near Akurdi, if you don't mind sharing? Just for awareness. Kya possession status hai abhi?
Honestly, if you can stretch your budget a little, go for RTM. The peace of mind is priceless. No hidden costs, no delays, no builder ki manmaani. I know it's expensive, especially in prime Pune areas, but it saves you from so much stress and potential financial loss later.
Capstone Landmarks, Hinjewadi? Bhai, unka track record bahut poor hai. Mere ek friend ne wahan invest kiya tha, 2 saal late delivery, aur quality bhi compromise ki hai. Payment traps toh common hain, but with them, it was a nightmare. Builder pe trust karna bahut mushkil hai ajkal.

Totally agree with this! Capstone ka toh naam hi kharab hai. Mera cousin bhi phasa tha unke Pimpri wale project mein. Sirf initial stages mein kaam dikhaate hain, phir slow ho jaata hai. RERA complaint bhi file ki thi usne. Be careful, OP.
Yaar, you've hit the nail on the head. This is exactly my dilemma right now. Capstone Landmarks ka naam sunke thoda darr lagta hai, but RTM ke prices dekhke toh heart attack aa jaata hai. Pune mein toh itna badh gaya hai sab kuch. Kya karein, samajh nahi aa raha.
