Negotiation on new properties in Pune feels like a total illusion, even for someone like me who's in the business. I'm looking at a 2BHK in Shankar Kalat Nagar, Capstone Landmarks ka project. They quoted ₹85L, but the final, *actual* cost with PLC, floor rise, society formation, and even power backup is pushing ₹98L. Matlab, initial quote aur final mein itna difference. I tried hard for a 5% discount, but they barely moved 1.5%. Is this common for Pune's market right now? What's the real all-in cost people are actually paying for a 2BHK in areas like Baner or Hinjewadi? Has anyone had success negotiating more than a couple of percent off the base price from builders, or are they just sticking to their guns on pricing?

Totally relate! Builders in Pune are just not budging. I thought I was bad at negotiation, but sounds like it's the market. That 1.5% is a joke, they act like they're doing us a favor. It makes me so nervous as a first-time buyer.
