Pune rent increase: Is this the new normal?

Rent in Hinjewadi has shot up almost 35% in the last two years for a 2BHK. I'm currently paying ₹28k in Dhanori and my landlord wants to increase it to ₹35k. Yeh kya ho raha hai? Is this rent hike justified or just greed? I'm thinking of moving but finding a decent place near IT hubs like Baner-Balewadi is also so expensive now. Kya yeh rents stabilise honge ya aur badhenge? What are your experiences, especially for young professionals?
