Been looking for 6 months now for a 3BHK upgrade. Currently in a 2BHK in Hinjewadi, already have a home loan. Resale market mein bohot confusion hai. Log bolte hain selling difficult hai, but prices keep increasing near Baner. Under-construction by Kolte-Patil vs ready flat in NIBM Road? Ready ka premium justified hai kya? Under-construction mein delay ka darr hai. What's your take on the resale scene and UC vs RTM in Pune?

Bhai, exactly my thoughts! Yeh Pune ka resale market toh bohot hi unpredictable hai. Main bhi Baner ke aas paas dekh raha hoon, but prices sunke toh mera budget hil jaata hai. Log bolte hain investment achhi hai, par jab sell karne jaao toh buyers milte nahi. Bahut confusion hai yaar, especially jab home loan already chal raha ho.
Totally agree U1! Same pinch. Resale mein transparency bhi kam lagti hai, pata nahi kya hidden costs nikal aayenge.
