Pune: What really happens to promised amenities?
Visited Kohinoor Famville last Saturday and the show flat looked amazing, but I'm honestly a bit nervous about the reality. The brochure showed so many amenities – a huge clubhouse, sports facilities, green areas. My parents keep saying what's shown isn't always what you get, especially with construction quality after a year or two. Are there common issues like cracks or seepage in newer projects? I'm also wondering about maintenance charges. They quoted a figure, but is the service quality actually good? Or do these facilities just become ghost facilities after a while? For a 2BHK, it feels like a big commitment. Ab samajh nahi aa raha how much to trust the initial presentation. Any experiences with Kohinoor projects or similar situations in Pune?

Bhai, Kohinoor ka track record mixed hai. My cousin booked with them a few years back near Sinhagad Road and faced delays. Amenities were okay but not exactly as grand as shown. Cracks and seepage? Absolutely, common problem in many new constructions if not done right. Especially in Pune's climate.

Totally agree with your parents. Show flat is always 10/10, reality is 6/10. Don't rush into it.
Cracks and seepage are a big concern. My uncle had major issues in his new flat within 2 years, builder ne ghumaya bahut. Always get a thorough inspection before final handover, even if it costs extra.
Haan U1, you hit the nail on the head. My friend bought in Amanora Park Town, and the swimming pool was 'under maintenance' for months after possession. They promise luxury, deliver basic. Maintenance charges toh bas naam ke hote hain.
