Purva Emerald Bay, Pune — high maintenance for amenities is a joke. I'm in Dubai; do 'premium' facilities actually attract tenants or just eat into investor ROI? Change my mind.

See, I get the budget concerns, but good amenities *do* make a difference for tenants, especially in a city like Pune where people often look for a certain lifestyle. If you're investing for rental income, a well-maintained gym or a clubhouse can actually help you demand higher rent and attract better tenants. It's about perception and marketability.
Totally agree with the original post. I was looking at a project near Amanora Park Town, and the sales guy was hyping up their 'infinity pool' and 'sky lounge'. I mean, for a 2BHK, kitna hi use karoge? My concern is, do these builders intentionally inflate amenity lists to justify higher prices, knowing maintenance will be a killer later? And then what happens if the society can't afford it and amenities fall into disrepair? Has anyone faced this in Pune?
Same story in Akurdi. Fancy amenities, zero maintenance after a few years. It's a trap.
U3, bilkul sahi kaha. Mere friend ne Ambegaon Budruk mein ek flat liya tha. Initially, amenities were great, but within 3 years, the swimming pool was barely maintained and the gym equipment was rusting. Society funds couldn't keep up. So yes, it does happen.
Haan bhai, exactly! Budget tight hai, upar se yeh hidden costs. Bahut darr lagta hai.
Yaar, this is my biggest fear as a first-time buyer. Purva Emerald Bay ki amenities dekh ke toh lagta hai dream home hai, but then you hear about these maintenance costs. Investor ROI ka toh pata nahi, apna budget hi hil jaayega.
