Spent the whole Sunday checking out options in Kothrud and Baner. Honestly, even though I'm in real estate, buying for myself is totally different. You see through all the marketing spin but still get confused. Saw some Kolte-Patil and Godrej properties. Prices for a 2BHK around ₹1.1Cr in Kothrud are seriously pushing the Metro line impact. Is this Metro effect already priced in, or do we still expect significant appreciation from it? Also, with Purandar Airport and Ring Road coming up, should I be looking at areas like NIBM Road or even Wagholi for longer-term gains? It's hard to tell what's genuine growth versus just builder hype. What are your thoughts on timing the market around these big infrastructure projects in Pune?

This whole discussion just highlights how confusing it is for first-time buyers. Metro is great, Purandar is great, Ring Road is great... but when will the impact actually be felt on property values, and how much is already factored in? My agent is pushing Wagholi hard, saying 'future development' but it feels so far right now, and the amenities are still lacking. I'm torn between paying a premium for established areas like Kothrud for stability or taking a risk on areas like Wagholi for potentially higher returns. What did you end up doing, OP?
Wagholi is too far bhai. Connectivity is still a major issue. Better to look at areas with existing infra.
Totally relatable. Wagholi is a gamble, and the commute to city is a nightmare. I'm also stuck between stability in established areas and potential growth in upcoming ones. My parents want me to buy close to the city but my budget says Wagholi!
Agree with the original post. Builders are pushing prices like anything, especially near these infra projects. Has anyone checked the RERA status for these projects in Kothrud/Baner? Some of them seem to be moving very slowly, despite all the marketing. Are there any specific projects with good RERA compliance and timely delivery in these areas that you'd recommend?
RERA site is good but sometimes even approved dates get pushed. You need to talk to existing buyers if possible, they give the real picture. For Kothrud, finding anything affordable with good RERA status is like finding a needle in a haystack now.
Kolte-Patil ka track record theek hai but prices, uff! My budget just doesn't allow it.
RERA status is a must-check! I found one project near Amanora Park Town that seemed good on paper, but their RERA documents showed a lot of extensions, which is a red flag. For Baner, Kolte-Patil generally has a decent track record, but even their newer projects sometimes face delays. Godrej is usually reliable but their premium is too high for first-time buyers like us. Always check the RERA portal for project completion date and any revised dates before committing.
Been through this dilemma last year. I almost booked a 2BHK in Baner, but then a friend told me about some possession delays with a prominent builder there. Bahut tension ho gayi thi. Eventually went with a smaller project near Sinhagad Road, thoda out of budget ho gaya but connectivity seems good with the new bypass road. Metro effect is real, but only if you plan to stay for 5+ years, I think. What's your holding period expectation?
5+ years is what I'm aiming for too. But budget is a huge constraint, can't afford to block funds for too long if the appreciation isn't significant.
Sahi keh rahe ho. Possession delays are a nightmare. My cousin is stuck with a project in Akurdi for 2 years now, no sign of completion. Sinhagad Road is decent, but traffic is a major concern during peak hours. Holding period is key, short term mein toh kuch khaas return nahi milta.
Kothrud toh ab over-priced lag raha hai, especially for a first-time buyer like me. I'm thinking NIBM Road makes more sense for long term, but even there, prices are creeping up because of the connectivity promises. Wagholi is too far for my daily commute, so that's out.
Totally relate! Kothrud prices are wild. Metro ka hype hai ya real appreciation, samajh nahi aata. Builder log toh bas 'future growth' bolke price badha dete hain. Confused between buying now or waiting more. Kya karein?
