Pune's capital appreciation won't hold this pace

Hinjewadi always comes up for investment. From my experience, the capital appreciation of 5-8% p.a. here has been consistent, driven by IT. But with prices reaching ₹1.2 Cr for a 2BHK, I'm questioning if Pune's investment cycle is peaking. Is current ROI still strong enough for new entries? What are others seeing?
