Pune's hidden charges are the real deal breaker
Pune mein builders ke hidden charges se bachna almost impossible hai. Mai khud real estate mein hu, but apni deal mein sab different lagta hai. Log bolte hain possession ke time maintenance deposit, utility connection, society formation ke naam pe bahut extra costs aate hain. Siddhashila Developers ke Chakan projects mein kya experience raha hai logon ka? Kitna expect karna chahiye as a surprise bill? Also, all-in cost mein property price, stamp duty, registration ke alawa PLC, parking, floor rise yeh sab mila ke kitna percent upar jaata hai? My budget is ₹1.2 Cr for a 2BHK in Baner-Balewadi. I’m confused between construction-linked payment plan or a bigger down payment. Investor ke liye kaunsa smarter hai, interest saving ya future flexibility? What do you guys think?

Totally relate! Builders ki hidden costs toh nikal hi aati hain. Siddhashila Chakan ka naam suna hai but never dealt. Kya sach mein itna issue hai wahan?
Haan bhai, Siddhashila ka toh pata nahi but mere friend ne Ambegaon mein liya tha, possession ke time ₹3L extra maange! Utility, society fund, sab milake. So yes, issue toh hai.
