Promised amenities in Pune's new projects feel like a total bait-and-switch sometimes. I'm looking at Majestique Mrugavarsha Phase III for a 3BHK, need space for my kids. The brochures show amazing clubhouses and pools, but are they actually delivered and usable? Or do they just become ghost facilities with huge maintenance bills? My wife's priority is a safe, proper children's play area, not just a tick-box item. What's the real story with maintenance charges vs. actual service quality in these bigger projects? Is it good value, or do we pay a lot for nothing? Need to know if the daily reality matches the glossy pictures before committing for my family. What are your experiences?

I'm looking at their 3BHK for my family too. The post makes a valid point. Has anyone checked the actual carpet area vs. the super built-up area for Majestique Mrugavarsha Phase III? Sometimes they inflate the super built-up with amenity space that's not even usable. Also, anyone visited the site recently? What's the progress like on ground, especially for the amenities?
This is so relatable. My cousin booked in Ambegaon a few years back, and they were promised a lavish clubhouse, swimming pool, and even a dedicated yoga studio. Guess what? The yoga studio is now a store room, the pool is perpetually 'under maintenance' and the clubhouse is just used for society meetings. They pay 4000 Rs as maintenance every month for what? For Majestique Mrugavarsha Phase III, with a price range of ₹64 L – ₹83 L, these amenities should be top-notch and fully functional. It's a significant investment, especially for first-time buyers like us. We need proper value for our money, not just pretty pictures.
True that! And then they charge premium for it. It's a lose-lose situation for us.
It's not just Ambegaon, this is happening everywhere in Pune! Builders are cutting corners because the market is so competitive, aur upar se material costs badh gaye hain. So, they promise the moon and deliver dust. It's really frustrating for us buyers.
Hundred percent! Glossy brochures are just marketing gimmicks. High maintenance charges for non-existent or poorly maintained facilities is the real story.

RERA number P52100033173 is there, possession date is 2026-12-01. Has anyone had experience with Majestique's previous projects? Do they actually deliver on their promises?
140 units in a project, that's relatively small for a big society feel. Do you think a smaller number of units affects the quality or maintenance of amenities? Sometimes, larger societies have better funds for upkeep. Just a thought.
Majestique ka track record mixed hai, yaar. My colleague booked in their other project a few years back. Possession was delayed by almost a year and a half. And when they finally got it, the promised gym was still under construction and the community hall was just a bare room. For a project with 140 units, you'd expect better planning. 2026-12-01 seems far, but delays are common. I'd say be very cautious and check their past project sites if possible.
Totally agree with this post! Bhai, Pune mein toh yeh common ho gaya hai. Builders marketing mein toh world-class amenities dikhaate hain, but jab possession milta hai, tab pata chalta hai ki half of them are just for show or not maintained at all. My brother bought a flat near Sinhagad Road last year, uske society ka swimming pool 6 mahine se band pada hai, kehte hain maintenance issue hai. Aur maintenance charges toh poore lete hain. Majestique Mrugavarsha Phase III mein bhi yahi haal na ho jaye. Kids' play area is super important, I'm also looking for that for my little one, but usually it's just a small patch of grass with one broken swing. Is it really worth paying for such 'amenities'?
True that! My friend in Akurdi faced similar issue. Their 'clubhouse' is literally one room with a dusty table tennis board. Such a scam!
Exactly! That's my biggest fear. Swimming pool toh bas brochure mein achha lagta hai, actual mein ya toh paani ganda hoga ya fir kabhi khulega hi nahi. Aur agar khula bhi, toh itna crowd hota hai ki use karna mushkil. I'm also worried about the kids' play area being just a formality. What's the point if it's not safe or well-equipped?
