Visited Shrinivas Developers' site in Shivajinagar last week. Project delayed 8 months. Kids' school admissions pending. Pune ka market 2026-27 tak worth it rahega ya peak kar gaya hai? Bahut tension hai.

It's a tough spot you're in, no doubt. The sentiment that Pune's market has peaked is strong among many, and project delays only add to that anxiety. For first-time buyers, it's crucial to look beyond just the price and location. Due diligence on the builder's past projects, financial health, and RERA compliance is non-negotiable. Even then, delays can happen. Given the school admissions issue, what are you planning to do next? Have you explored legal options or discussed compensation with the builder?
The market itself is a bit tricky right now. High inventory levels in places like Amanora Park Town and rising interest rates are making buyers hesitant. Builders are feeling the pinch, which sometimes leads to project slowdowns. Maybe they're waiting for better market conditions to push sales.
This is my biggest fear! We are also first-time buyers looking in Pune, and my kids' school admissions are a major factor. If the project gets delayed, our whole plan goes haywire. What recourse do we even have against these builders? Has anyone here checked Shrinivas Developers' RERA status for their other projects? Kya average delay chal raha hai inka? I feel like we are at their mercy.
Ugh, this is exactly what I was worried about. So, RERA is just for show? No real protection for buyers?
RERA se kuch khaas farak nahi padta, bhai. My friend filed a complaint against a builder in Wagholi for a 1-year delay. RERA ne order toh de diya penalty ka, but builder ne delay tactics use kiye aur case chalte chalte 2 saal ho gaye. Ultimately, friend ne settlement kar liya with a small compensation. Legal process is very slow and frustrating, especially when you're desperate for your home.
Haan, maine Shrinivas Developers ka RERA portal pe check kiya tha. Their Shivajinagar project, 'Grand Towers', RERA ID P521000XXXXX, shows a revised completion date that's already past the original. Baaki projects mein bhi 4-6 months ka average delay dikh raha hai. It's a common trend.
Oh no, 8 months delay is serious! Did you check any other projects in Akurdi or nearby? What was the per sqft rate they quoted for Shrinivas?
Exactly. Akurdi mein bhi ek builder ne same promise kiya tha, abhi tak toh foundation bhi complete nahi hua. Builder ka track record check karna bohot zaroori hai, especially for first-time buyers like us.
Sahi baat hai. Shivajinagar mein Shrinivas ka rate toh 10k-12k per sqft chal raha tha last I checked, depending on the floor and amenities. But what good is a good rate if possession is always a question mark? I've seen other projects in the same vicinity quoting similar but with better track records.
Akurdi mein bhi almost similar story hai, yaar. Bahut projects stuck hain ya slow hain. Rate toh sab high bolte hain, but actual delivery time koi nahi batata.
Bhai, totally relate. My builder on Sinhagad Road also delayed by 6 months for my 2BHK. Ab toh lagta hai Pune ka market saturation point pe aa gaya hai, especially for first-time buyers like us. Returns ka toh pata nahi, but mental peace zaroor chali jaati hai with these delays. Yeh 2026-27 tak ka prediction bhi darr hi deta hai.
