I visited the site last week. The location is okay, but construction is still in very early stages, which makes the 2028 possession date seem optimistic. They quoted me around ₹9,500 per sqft plus all the extra charges. That easily pushes a 1200 sqft apartment well over 1.4 Cr. For that price, I'd rather look at ready-to-move options, even if they are slightly older.
My agent is pushing this project hard, saying it's a great investment because it's Puravankara. But seeing all these comments about price and possession, I'm having second thoughts. Totally agree with U1 and U2. ₹1.4 Cr minimum is a lot for a first home. I'm looking near Akshayanagar also and even there, prices are skyrocketing. With the current market conditions in Bengaluru, builders are pushing boundaries. Is Talaghattapura really that prime a location to command such a premium?
Akshayanagar se compare mat karo, Talaghattapura is a bit further out. The price should reflect that. For 1.4 Cr, I'd expect something with a much closer possession date, or in a more established micro-market. This just feels like a speculative buy right now.
Talaghattapura has good connectivity to Kanakapura Road and Nice Road, so location-wise it's decent for future appreciation. But the problem is Puravankara's track record for delivery. My friend had a nightmare with one of their older projects near Aavalahalli. Delays were endless.
