Okay, I'll be honest — buying property when you're not there is a minefield, especially from Dubai. I'm seriously considering Purva Emerald Bay in Pune for investment. My biggest concern is construction quality. How much do small issues like hairline cracks or seepage after a year actually affect resale value or tenant retention? I can't do a site inspection myself, so I'm worried about future maintenance costs. Also, regarding amenities – do those promised clubhouses and swimming pools truly justify premium pricing and higher maintenance charges, or are they just marketing fluff? I need a property manager, so I want to avoid constant repair calls. What's the ground reality versus the glossy brochure?

Yaar, I totally get where you're coming from. Buying from abroad, especially for investment, is so risky. Build quality is my biggest worry too. What if the cracks start showing after a year and tenants complain? It's a nightmare scenario!
