Two years ago I'd have laughed at these prices, but now I'm seeing real issues with basic utilities even in premium projects like Purva Emerald Bay. From my experience, promised full power backup often means just common areas, which tenants hate. I've seen this pattern before where developers cut corners. What's the ground reality with water supply and tank capacity in these newer Pune buildings? Are we still relying on tankers weekly? And what about elevator quality and maintenance response times? A tenant won't stay if the lift's always down. Does anyone have actual numbers on these for Purva Emerald Bay? Does poor utility infrastructure affect long-term ROI as much as I think it does?
