Purva Meraki HSR: Is the luxury worth it?
Watched a video on Purva Meraki HSR Layout, the 3 & 4 BHKs look pretty good. I'm checking out options in that area. The garden views and those private lift lobbies for 4BHKs really caught my eye. It's next to Ishaa lakefront, which sounds nice. I'm honestly considering it, but luxury projects can be tricky. Anyone here bought into Purva Meraki or know about Puravankara's build quality in HSR? Any honest opinions or things to watch out for?

Sahi keh rahe ho U8. My cousin bought a flat from Puravankara a few years back, near Adigara Kallahalli, and they had initial issues with plumbing and finishing. Took ages to get it sorted. For Meraki, the garden views sound nice, but what about the actual construction quality? Has anyone physically visited their other projects in HSR to check the build?
U10, that's a red flag for me. If they're pushing too hard and not transparent about timelines, it usually means there's something to hide. My friend got burned by a builder like that in Aishwarya Crystal Layout. Promised the moon, delivered dust. We need to be super careful with our hard-earned money.
U9, I visited their Purva Park Hill project. Build quality seemed okay from what I could see on the outside, but it's hard to tell without seeing the interiors properly. The sales reps were pushing really hard, which made me a bit suspicious. They kept emphasizing the 'luxury' aspect but didn't give clear answers on potential delays.
The HSR location is a double-edged sword. It's well-connected, but the property appreciation might not be as high as some upcoming areas. For 2.1 Cr, I'd rather look at something ready-to-move in a slightly less premium but growing area, maybe near Agrahara Layout or Akshayanagar. The market is quite unpredictable right now.
U4, RERA definitely helps, it's not a magic bullet though. Builders still find ways around things. I've heard mixed reviews about Puravankara's recent projects. Some say quality has gone down. For 2.1 Cr, you should expect top-notch everything, right? Meri toh neend ud gayi hai sochte sochte.
U6, good point about maintenance. Less units could mean more exclusivity but also higher per-unit costs for amenities. Plus, HSR is getting super congested. Is Ishaa lakefront really a selling point or will it just attract more traffic and noise?
U5, exactly my thoughts! At that price point, even small issues become huge. And it's a first home, we want it to be perfect. What about the total units, 123? Is that too few for a luxury project? Like, will maintenance be super high with fewer residents to share the cost?
Hey U1, I also saw that project! The HSR location is fantastic, and Puravankara usually has a good name. But that price range, 2.1 Cr to 2.4 Cr, for a first home feels like a huge leap. Is it really worth stretching the budget for? I'm so confused.
U3, delays are common with big builders, no? But 2027 is really far. What about the RERA number? PRM/KA/RERA/1251/310/PR/220601/004946. Does having a RERA number guarantee anything about timely possession or build quality? I thought it makes things safer.
Totally agree U2. 2.1 Cr is a lot, especially with a possession date so far out, December 2027. That's almost 4 years! What if rates drop or construction gets delayed? My friend bought a Puravankara flat in Aavalahalli and faced a 2-year delay.
