Purva Park Hill: Is 85 Lacs a fair price?
Saw a video on Purva Park Hill in South B'lore. They're showing 2 & 3 BHKs starting from 85 Lacs. It's off Kanakapura Main Road, pretty close to NICE Ring Road. The video highlights luxury, sundecks, and that tri-deck design, plus a huge clubhouse. But honestly, 85 Lacs for a 2BHK in that spot feels a bit high to me. I'm not sure if the amenities totally justify that starting price. What do you guys think about the value for money here?

I checked the RERA number for Purva Park Hill (PRM/KA/RERA/1251/310/PR/220601/004946). The official RERA website lists the price range as ₹2.0 Cr – ₹2.3 Cr. So, the 85 Lacs figure is completely misleading. Be very careful, everyone. Don't fall for these marketing gimmicks. This is a huge red flag.
Honestly, the Bangalore real estate market is just wild right now. Everything is overpriced. 85 Lacs for a 2BHK in a good builder project sounds like a dream, but the reality is probably closer to what U4 mentioned. Even in areas like Agrahara Layout, prices have shot up unexpectedly.
Speaking of Purva, their possession dates can sometimes be a bit tricky. This project's possession is showing 2027-12-01. That's still a long wait. Are they usually on time? I'm worried about delays, especially since I'll be paying EMIs.
I actually visited the site last month! They showed me a 2BHK and it was nowhere near 85 Lacs. The sales guy quoted me around 1.8 Cr for a decent sized 2BHK, with all the amenities. The 3BHKs were well over 2 Cr. So the 85 Lacs is definitely just a bait price for some super small, specific configuration that might not even be available.
Yeah, I've heard similar stories. My cousin bought a flat near Akshayanagar and faced the same issue. The final price had so many hidden charges and premium for floor rise, view, car parking etc. The 85 Lacs is probably for a unit on the ground floor facing a wall or something.

Bhai, ye toh marketing tactic hai. 85 lacs toh shayad koi smallest unit ka hoga ya fir kuch hidden charges honge. Purva is a big builder, but even they do this. Tum log RERA number check karo aur actual price per sq ft nikalo, tabhi pata chalega asli khel. Don't fall for just the starting price.
Totally agree U1! I also felt the same. They always show these 'starting from' prices but when you actually enquire, it's never that. Like, I checked out a place near Aavalahalli, same builder, they quoted one price online and then gave a completely different number on call. It's so frustrating for first-time buyers like us.
