Purva Sparkling Spring: Good value compared to other Bangalore villas?
What's everyone's take on Purva Sparkling Spring? Just saw a video tour of their 3 BHK villas on Bannerghatta Road. They look nice, big at 3,335 sqft+, but start at ₹4.80 Cr. That's a lot! I'm wondering if it's truly good value for money compared to other luxury villa projects around Bangalore, especially in that area. Are there better options or is this worth it for the amenities and location? What do you guys think?

My take? For a first-time buyer like us, this feels like a stretch. The starting price itself is too high, and then all the hidden costs. Plus, it's still ongoing, so you're buying into a promise. I'd rather look for something ready-to-move or closer to possession, even if it's slightly smaller. Peace of mind is priceless, especially when you're sinking your life savings into it. Just my two cents, having gone through so many site visits recently.
Honestly, 3,335 sqft+ is HUGE for a 3 BHK. Most 3 BHK villas are in the 2000-2500 sqft range. So you are getting a lot of space. But 18 total units? That's very exclusive. Less density means better amenities access, but also less community feel maybe? Plus, the maintenance charges will be split among fewer people, so they might be higher.
The possession date for Purva Sparkling Spring is 2026-06-01. So, still a while to go. That's a lot of time for market fluctuations and potential delays. Given the current real estate scenario in Bangalore, especially with interest rates, I'm wary of booking something so far out.
2026 June? That's quite far. My friend booked a flat with another builder near Adigara Kallahalli, and they've already pushed the possession date twice. I'm worried about getting stuck in a similar situation. Is Puravankara generally good with deadlines?
Value for money? Hmm, depends what you're comparing it to. For that price, you're not just buying a villa, you're buying into the Puravankara brand and the Bannerghatta Road location. But yes, it's definitely on the higher side. I've seen some decent options in Akshayanagar for slightly less, though not as big.
Puravankara ka track record theek hai, but for that price, I'd expect top-notch finishing and no delays. What's the possession date for these villas? I heard some of their other projects had delays.
Bhai, I saw that video too! 4.80 Cr for a 3 BHK villa sounds insane, even for Bannerghatta Road. I thought I was the only one who felt it was too much. Are they really worth that much? My budget is nowhere near this, but I'm just curious if the market is really this high now.
Totally agree, yaar. 4.80 Cr is just the starting point, I heard. The actual ones they show you are closer to 5.5-6 Cr. My agent told me the prices for Purva Sparkling Spring actually range from ₹5.5 Cr to ₹7.3 Cr, not 4.80. That's a huge jump! Is that even legal to advertise a lower price?
