Purvanchal Saket Dham ya Mecon? Confused!
Ready to move is *always* better than under construction, right? I'm leaning towards Purvanchal Saket Dham since it's OC received. My wife's priority is a safe society for the kids. But honestly, the Mecon Apartments project is tempting coz of the potential appreciation. Saket Dham's price per sqft seems high though. Are we actually getting more usable space? I need at least a 3BHK, and carpet area matters more than fancy amenities. Mecon might be cheaper overall. Anyone have experience with Purvanchal Group? Builder ka track record kya hai? Tell me if I'm wrong about ready-to-move being safer. Change my mind.

Current market conditions in Noida are a bit volatile, especially with interest rates. Ready-to-move properties are seeing more demand because people are wary of delays. For Mecon, if it's under construction, check their financial stability. Kya Noida mein koi similar projects hain jo Mecon ke price range mein hain aur better track record wale hain? Don't just look at potential
I had a bad experience with a Purvanchal project back in 2010. Not Saket Dham specifically, but another one. Delays par delays they, aur finish quality bhi utni achhi nahi thi jitna promised tha. Unka after-sales service bhi poor tha. I'd say do your due diligence on the specific project and the current residents. Builder ka reputation over time can change, but old issues often resurface. Safety for kids is paramount, so check the society's security, not just the building structure.
Haan, Purvanchal ka naam suna hai maine bhi, mixed reviews hain. Kuch projects theek hain, kuch mein problems aayi hain. It really depends on the specific project team at that time. But for an older project like Saket Dham, the current RWA (Resident Welfare Association) will be more important than the builder, especially for day-to-day maintenance and security. Check their financial health and how active they are.
Which project was that? Was it in Noida too?
U1, you're right about Saket Dham's price per sqft feeling high. My friend recently bought a 3BHK in Alistonia Estate, and even with better amenities, his per sqft was comparable, maybe even less. Usable space is key, especially if you're paying a premium for an older property. Have you checked the actual carpet area vs. super built-up area for both projects?
Carpet area is king! Totally agree. Builders inflate super built-up like anything.
Alistonia Estate is a good comparison, prices there have been stable. For Saket Dham, since possession was in 2003, it's basically a resale market now. The ₹58 L – ₹1.3 Cr range is huge, depends on the floor, view, and internal condition. You might find a better deal in a slightly newer society in Alpha II with similar carpet area. Always get a professional to measure the carpet area if possible.
I agree with U1 on the ready-to-move being safer, but not always better value. Under-construction projects, if the builder is reliable, can give better returns. Mecon ka builder kaun hai? Aur unka RERA status kya hai? Purvanchal Saket Dham ka RERA toh 'Not Applicable' dikha raha hai, which is fine since it's old, but for Mecon, it's crucial.
Mecon ka possession date kab tak ka hai? Aur builder ka naam kya hai?
Reliable builder milna hi sabse badi baat hai! Kitne logo ke paise fase hain under-construction mein. Ready-to-move ka ek faayda ye bhi hai ki aapko rent ka burden nahi padta while waiting for possession. Plus, hidden charges aur GST ka jhanjhat bhi nahi hota. Mecon ka appreciation potential hai, but risk bhi hai.

Ready-to-move is definitely safer for peace of mind, especially with kids. But the appreciation angle for Mecon is valid. Noida mein kaafi projects hain jo 5-7 saal mein double ho gaye hain, especially near areas like Alpha I Greater Noida. Purvanchal Saket Dham ka price range ₹58 L – ₹1.3 Cr sounds like a resale price now. You need to compare the effective price per sqft for carpet area, not just built-up.
Exactly, 2003! That's almost 20 years old. Kya aapne society visit kiya? What's the actual condition like?
Bhai, ready-to-move toh safer hai no doubt, but Purvanchal Saket Dham toh 2003 ka possession hai! It's an old society. Maintenance issues, plumbing problems, wiring ki dikkat, ye sab dekhna padega. New projects mein at least initial 5-7 saal toh tension free rehta hai. Depreciation bhi toh consider karo.
