Purvanchal Sanchar Vihar: carpet area sahi hai?
Parsvnath Prestige mein resale value toh hai, but itna costly. Purvanchal Sanchar Vihar is cheaper, but carpet area kitna milta hai? Anyone living there? Plus, builder ka track record? Investment ke liye kaunsa better rahega for 5 saal? Need opinions, guys!

I've been tracking Purvanchal projects for a while. Unka ek project Alistonia Estate mein bhi delayed hua tha kaafi. RERA number check karna bahut zaroori hai. Parsvnath Prestige ka UPRERAPRJ11282 hai, toh usmein transparency hai. Purvanchal Sanchar Vihar ka RERA status kya hai, kisi ko pata hai? Bina RERA ke toh haath bhi mat lagana.
Current market conditions mein toh aur bhi careful rehna padega. Builders ke promises pe trust karna mushkil hai.
Exactly! My cousin got stuck in a project near Ajayabpur where the builder kept delaying RERA registration and then the possession. Aajkal market mein aise bahut scams chal rahe hain, especially with cheaper projects. Always check the RERA website directly, not just what the builder shows. Carpet area ka bhi bahut jhol hota hai, they show super built-up and then actual is much less, be careful.
Haan bhai, RERA check karna toh must hai. Purvanchal Sanchar Vihar ka RERA status maine bhi dekha tha, it was showing 'application submitted' for a long time. Bahut builders aise karte hain, delay karte rehte hain aur fir registration hi nahi hota.
Purvanchal Sanchar Vihar mein mere ek friend ne site visit ki thi. Usne bataya ki carpet area on paper aur actual mein difference lag raha tha. Unka construction quality bhi average bata raha tha. Investment ke liye, 5 saal mein returns thoda mushkil lag raha hai.
Totally agree with the previous comment. Parsvnath is too old and too expensive for a first-time buyer. Purvanchal ka carpet area pata chale toh hi sochna.
Bhai, Parsvnath Prestige toh puraana project hai, 2010 mein possession mil gaya tha. Uska resale value isliye high hai because it's in a prime location. But for 1.9 Cr – 2.3 Cr, you can get much newer projects in areas like Alpha I Greater Noida with better amenities. Purvanchal Sanchar Vihar ka pehle builder track record check karo, bahut builders ne Noida mein logon ko phansaya hai.
Parsvnath Prestige ka location advantage hai, metro ke paas. But 2010 ka project hai, maintenance charges bhi high honge ab. New projects mein amenities better milti hain, even if location thoda andar ho. Us price range mein thoda aur research kar sakte ho.
Sahi kaha, Alpha I mein achhe options hain, but budget phir bhi tight hai. Middle-class ke liye toh ghar lena sapna hi ho gaya hai.
Purvanchal Sanchar Vihar ka naam suna hai, but carpet area kaafi confusion hai. Builder ka track record bhi clear nahi hai. Parsvnath Prestige is good, but budget se bahar ja raha hai. Kya karein yaar, pehli baar ghar le rahe hain, bahut darr lag raha hai.
