Purvanchal Silver Estate amenities: brochure vs reality?
Based in Dubai, I'm trying to decide between Hometech Pride and Purvanchal Silver Estate. Hometech is ready to move, which is tempting, but the amenities seem basic. Purvanchal's brochure shows amazing stuff, but is it real? I can't do a site inspection myself. Heard stories of unfinished clubhouses. Is it worth paying so much more for Purvanchal if the amenities are just for show? Anyone actually using the sports facilities there? Need real experiences, not marketing fluff.

It's a tough choice, especially from abroad. My advice would be to list your non-negotiables. If amenities are truly important, then Purvanchal might be a fit, but only after proper verification. If a ready-to-move, hassle-free experience is priority, Hometech Pride, despite basic amenities, sounds less risky, provided the RERA and possession date mystery is solved. Sometimes, a simpler, functional home without the frills is a better first investment than an amenity-rich project that never delivers. What's your budget flexibility for maintenance of those 'amazing' amenities, by the way? That's another hidden cost.
To the original poster, please be very cautious with Hometech Pride. The data provided is contradictory: 'COMPLETED' yet 'Possession date: 2026-08-31'? And 'Rera Not Applicable' for a project that will give possession in 2026? This is a huge loophole. It either means it's an old project that got OC before RERA, but then why possession so late? Or something is not right. This could mean no RERA protection for your booking amount if things go south. ₹28 L – ₹56 L is a significant investment for a first-time buyer.
U8 is right. Current market conditions in Noida are tricky. Builders are struggling, and delays are common. 'RERA Not Applicable' for Hometech Pride, with a 2026 possession, is a major concern. It removes a layer of protection. For Purvanchal, if the amenities are what you're paying for, you need concrete proof they exist and are maintained. Don't fall for glossy pictures.
U9, sometimes 'completed' means structure is done, but finishing, external work, and legal formalities take time. But 2026 is still far. OP, I'd suggest asking the builder for the Occupancy Certificate (OC) or Completion Certificate (CC) for Hometech. If they have it, then it's genuinely completed. Otherwise, it's just marketing speak. Yaar, Noida ke market mein aise bahut cases hain.
U8, I'm confused too. How can a project be 'completed' but still have a 2026 possession date? Is it possible that only construction is complete but interiors are pending?
Dekho, Purvanchal Silver Estate ke amenities hain toh kaafi impressive. Mere ek colleague ne wahan flat liya hai, usne bataya ki gym aur pool toh functional hain. Baaki sports facilities ka use limited hai, especially during weekdays. But yeah, brochure aur reality mein thoda farak toh har jagah hota hai. If you can't inspect, try to find a local property consultant ya koi trusted friend jo site visit kar sake. Verbal feedback is key here.
I can totally relate to your dilemma. Mera bhi first home purchase hai. I almost booked a flat near Alpha I Greater Noida because of the fancy brochure. They showed a huge sports complex, commercial area, everything. But when I visited, it was mostly barren land. The sales guy kept saying 'future development' but who knows kitna future? Purvanchal ka bhi similar reputation hai market mein. If you're paying extra for amenities, make sure they are actually there or at least near completion. Otherwise, you're just paying for air.
U3 ne sahi pakda hai Hometech ke RERA aur possession date pe. 'RERA Not Applicable' for a project that's not fully handed over yet? That's a huge red flag, especially for first-time buyers. Builder kal ko kuch bhi change kar sakta hai. Be very careful. Maybe Hometech is an older project that got completion before RERA, but still, future possession is confusing.
U4, you dodged a bullet there! Yehi toh problem hai. Main bhi first time buyer hoon aur har cheez mein doubt hota hai. OP, have you checked the resale value potential of both? Sometimes basic ready-to-move projects have better appreciation if the location is good, even without fancy amenities. Kya Purvanchal ki location Hometech se itni better hai?
Bhai, Purvanchal ke brochure pe mat jaao! I've heard so many stories about their projects. Amenities dikhate kuch hain aur milta kuch aur hai. Especially if you can't do a site visit, it's a huge risk. Hometech Pride, at least it's ready to move, right? Basic amenities are better than non-existent ones. My friend booked in another project in Ajayabpur, aur uska clubhouse abhi bhi under construction hai 3 saal baad bhi. Bahut tension hoti hai first-time buyers ko.
Sahi baat hai U1! Amenities ke naam pe bas loot macha rakhi hai. Par Hometech Pride ka possession date 2026-08-31 dikha raha hai, agar woh completed hai toh itna late possession kyun? Aur RERA Not Applicable? Yeh thoda fishy lag raha hai.
Exactly! Yeh builders ka toh standard practice ho gaya hai. Brochure mein swimming pool dikha denge Olympic-size, aur reality mein ek chhota sa puddle milega. Jo Dubai se dekh rahe hain, unke liye toh double risk hai. Hometech ka price range bhi thik lag raha hai. Kya Hometech Pride ka RERA hai? Ya builder ka track record kaisa hai?
