₹1.15 crore was quoted for a 3BHK in Siddhartha Vihar, but extra PLC and parking bumped it right up. We need at least a 3BHK for the kids, so my wife's priority is keeping it safe. Can you realistically negotiate these surprise costs down?

Usually extra charges add around 10 to 12 percent over the base price once you include GST, registry, meter charges and PLC. If you push hard they might adjust some amount in the basic selling price, par fully waive off kabhi nahi karte. Let us know what the sales team says when you counter them next.

Bank loan approval mein bhi issue aayega if the extra charges push LTV ratio too high. How much total extra are they asking for your flat?
Bhai parking can definitely be negotiated if you tell them you are walking away from the deal. Ghaziabad market mein inventory is there, builders just pretend everything is sold out to create FOMO. Tell them strictly that ₹1.15 Cr is your hard ceiling inclusive of everything. Usually they absorb 50% of PLC or give free club membership to close before month-end.
Siddhartha Vihar rates have jumped abnormally in the last 6 months because of Delhi-Meerut Expressway hype. If your wife wants safety and clear pricing, why not check resale flats in Ahinsa Khand 1? Indirapuram is established and you get a clearer picture of maintenance and gated security without these sneaky pre-launch extras.
Purane flats mein maintenance issues toh hain, I agree. But at least you avoid construction delays and surprise GST charges jo builder log baad mein demand karte hain.
Ahinsa Khand 1 mein society flats are mostly 10-15 years old na? We checked a few, but my wife was worried about old wiring, seepage and lift maintenance. New construction peace of mind deta hai, but yeah budget goes for a toss.

Maine pucha tha sales desk par. They flatly refused to remove parking, said it is mandatory as per layout rules. Par PLC par thoda discount diya tha after sitting with the sales manager for 2 hours. Try talking to senior management directly.

But Ghaziabad market right now is tricky, builder bolte hain demand high hai due to expressway connectivity. Humne Abhay Khand mein resale dekha tha just to avoid these sudden builder shocks. At least resale mein jo bolte hain wahi final hota hai mostly, though registry cost is still there.

PLC depends on floor, but generally 150 to 300 per sqft maangte hain aur parking seedha 3 se 4 lakh! We were checking a project near Ahinsa Khand II last month, and when I saw the final cost sheet, my hands were literally shaking. It is terrifying how they trap budget buyers like us.
