Dekho, Chandigarh mein properties ke prices already high hain, especially with the New Chandigarh development. Builders know this. But for ₹2 Cr, you expect top-notch. Market conditions abhi thodi uncertain hain, toh aise mein agar amenities deliver nahi hoti, toh definitely investor ROI pe impact aayega. Buyer ka trust bhi toh matter karta hai.

RERA status toh website pe 'null' dikha raha hai, which is weird for a project asking ₹2 Cr. Usually, under-construction projects ka proper status hota hai. Possession date ka toh kuch mention hi nahi hai clearly. Thoda shady lag raha hai to be honest.
Sahi kaha aapne. My friend bought a flat in a project near Mullanpur Garibdass a couple of years back. Brochure mein world-class gym aur kids play area dikhaya tha. Ab bas ek tooti-footi swing aur ek chhota sa room hai jahan koi jaata hi nahi. He's trying to sell it now and the resale value has taken a hit because of these 'missing' amenities. Pushpak Society ka price bhi ₹2 Cr hai, toh yeh risk aur bhi bada lagta hai.
Totally feel you! I'm also a first-time buyer and Pushpak Society looks good on paper, but ₹2 Cr is a huge amount for me. What if the pool is never maintained? Yaar, yeh builders ke promises pe bharosa karna mushkil ho gaya hai. My biggest fear is getting stuck with a property that loses value because of unfulfilled promises.

Exactly my concern! My uncle bought a flat near Manimajra. Unko bola tha ki society mein power backup aur water treatment plant hoga. Possession ke baad pata chala ki power backup sirf common areas ke liye hai aur water filter sirf naam ka. He's been fighting with the builder for two years. Aise mein resale value toh gayi. Always check the fine print, not just the glossy brochure. ₹2 Cr is a lot to risk.
Maintenance charges toh har jagah high hain, but service zero. It's a scam sometimes.
Haan bhai, same experience. My cousin booked in Mohali, and unka promised 'convenience store' ek chhota sa kirana shop nikla jo bas naam ke liye hai. Pushpak mein club house ka issue toh kaafi common hai. Kya pata, bas ek showpiece ho.
