Pyramid Urban 67A's resale market is slower than I thought, agree?
Is Pyramid Urban 67A's resale market really active enough for investors? Moved in a few months back, possession was smooth. My 2BHK was around ₹75L. What kind of rental yield are people *actually* getting here? I'm worried about capital appreciation and exit strategy. Does anyone have real numbers or experiences with reselling in this society?

The entire Airport Road stretch, including this area, has seen a lot of new inventory come up. That definitely impacts resale value. My cousin bought a flat in a similar price range near Badshahpur and is facing the same issue with low rental yields. The market is just saturated right now, especially for budget segments.
Is the RERA number 350 for this project? Just want to cross-check something. I heard some concerns about the builder's other projects.
Yes, U4, the RERA number is indeed 350 for Pyramid Urban 67A. You can verify it on the Haryana RERA website.
Dekho, at least possession toh time par mil gaya, that's a big relief considering other builders. But yes, the sheer number of units, 1330, does make me nervous about future appreciation. It's a completed project from 2021-07-01, so no more construction delays. But for investment, I'm not so sure now. Kisi ke paas koi real data hai ki kitne flats actually resold huye hain?
U3, you're right about the possession. That was a big plus. But for resale data, I think you'd have to check with local brokers who specialize in that area. They usually have an idea of transaction volumes. I don't think PropMyna shows individual transaction data directly.
1330 units is a LOT. Too much supply in one go. Builders should really space out their projects more.
Which tower are you in? Maybe some towers are doing better than others? Just a thought.
Totally agree with U1. I've been casually checking listings for 67A, and it seems like properties stay on the market for a while. Not seeing that quick turnaround or bidding wars you hear about in other areas. My agent also hinted that it's not the easiest to liquidate right now.
Yaar, I'm so glad someone brought this up. I bought into Pyramid Urban 67A last year, paid around 76L for my 2BHK. Possession was smooth, no complaints there. But abhi jab exit strategy sochta hoon, lagta hai resale market utna active nahi hai jitna maine socha tha. Are people really getting good rental yields here? And what about capital appreciation? My biggest fear is getting stuck. Has anyone actually tried to sell their flat here recently? What was your experience?
I tried to get a valuation for my unit a few months back, just out of curiosity. The offers I got were barely above what I paid, and that too after so many months. It feels like there's not much premium. The initial price range was 74-77L, and it seems like it's still hovering there. Bahut units hain (1330 units!), maybe that's why demand is spread thin.
Rental yield ka toh mat hi पूछो. I know someone who put their 2BHK for rent, मुश्किल se 15k-16k mil raha hai. For a 75L property, that's barely 2.5% yield. Itna toh FD mein mil jaata hai.
Haan bhai, same here. Meri bhi yahi tension hai. Lagta hai market thoda slow hai.
