Questioning pre-launch value: Gurgaon investor's dilemma
Two years ago I'd have laughed at these prices, especially around Dwarka Expressway. Everyone glorifies pre-launch deals, but honestly, I'm starting to think it's mostly FOMO. I've seen projects like Dreamhome Infrastructure in Gwal Pahari where "early bird" barely covers inflation by possession. Is anyone actually seeing significant upside from pre-launch anymore, or are we just funding the builder's initial capital at our own risk? I always lean towards construction-linked payment plans. It's smarter cash flow, not tying up capital immediately. But with hidden charges closer to possession, like unexpected PLC or maintenance calls, I'm wondering if a higher upfront discount on a ready property is actually better value. The ROI on pre-launch feels more like a gamble now. Change my mind.

Totally agree, bhai. My dad keeps saying pre-launch is 'future ka sapna bechna'. I was looking at something near Badshahpur, but the pre-launch price felt too good to be true for the area. Now I'm thinking, was it really a deal or just a trap?
Haan bhai, same feeling. Badshahpur mein toh already rates high hain, toh koi bhi 'too good to be true' deal ka matlab hai kuch toh gadbad hai. Builders know how to play
