Are you sure you're talking about the same project, or was this an early handover for some specific units? This changes the whole perspective if they're delivering 2 years early and still have snags.

Bhai, this is too common. My cousin bought in Anand Niketan and faced similar issues with the club house and gym. It took them almost a year post-possession to get everything functional. Builders just rush for possession to show completion, that's it.

And it doesn't even have a RERA number mentioned anywhere, which is a huge red flag for me. How did you proceed without a RERA number? This makes me question the transparency completely.
No RERA is a HUGE red flag. Period. Should have walked away.
Sometimes builders say RERA is 'Not Applicable' for certain types of projects or phases, or they're in the process. It's confusing for first-time buyers. My broker said it was fine, but now I'm thinking he just wanted the sale. My friend had issues with a project near Alaknanda for similar reasons.
