RERA registration check karna bahut easy hai, U1. Official RERA website pe jao (UP RERA for Noida projects), builder ka name ya project name search karo. Wahan project details, completion date, approvals, aur builder ka track record bhi mil jayega. Red flag in BBA? Look for clauses where builder can increase the price post-booking for 'unforeseen circumstances', or if the penalty for builder delay is negligible compared to what you pay. Also, always clarify the 'super built-up area' definition, sometimes it's inflated to show a lower per sqft rate.
Radhey Krishna ka location toh sahi hai Ajayabpur ke paas, connectivity achi hai. But Pks Buildmart? Have they delivered anything on time ever? Need to check their RERA details properly before even thinking about it.
I almost booked with Pks Buildmart last year for their project near Alistonia Estate, but pulled out last minute after going through their BBA with a lawyer. Their agreement had a clause that allowed them to change the layout or specifications without buyer consent if it was deemed a 'minor change' by them – which is a huge red flag! Also, the penalty for their delay was peanuts compared to what they'd charge you for delayed payment from your side. RERA definitely helps set some standards, but you still need to read the BBA very, very carefully, as builders often find loopholes. Don't rely solely on RERA to save you.

Bhai, Pks Buildmart ka track record utna accha nahi hai, especially delays ke maamle mein. Mere friend ne Alpha I Greater Noida mein ek project mein booking ki thi, aur possession date pe date mili jaa rahi hai. RERA site pe jaake builder ka name search karo, usme sab projects dikh jayenge, aur unki completion dates bhi. Wahi se pata chalega kitna legit hai.
